What to check
The developer has not published prices, sizes, a payment plan or a handover date, so all four need to be confirmed in writing. Also check the estimated service charge, the developer's completed projects, and the SPA's terms on delay and on resale before handover.
Off-plan realities
You will wait for handover, you will hold an Oqood registration rather than a title deed until then, and you earn no rent during construction. That is normal for off-plan, but it should be priced into the decision.
Who it suits
Buyers who value a branded building on the island and can accept an off-plan timeline. Buyers who want to rent immediately may prefer a ready building on the island.
