Choosing a building for the return you want.

Al Reem Island is the easiest Abu Dhabi island to invest in and to exit, because it has the most transactions and the widest range of prices. That does not make every building a good investment. The return depends on the building, the entry price and the running costs.

The short answer

Al Reem Island suits investors who want liquidity and a wide choice. Yield varies by building and by month, so we do not quote an average: work it out from the rent the previous tenant paid and the building's service charge.

Choosing by strategy

For income, look at Marina Square and City of Lights, where entry prices are lower. For fewer maintenance surprises, look at Najmat Abu Dhabi and Makers District. For large family homes that let to households, look at Park View Tower and Mangrove Place. For growth from a launch price, look at Reem Hills and Elie Saab Waterfront.

The costs to model

Deduct the annual service charge and any management fee from the rent, and divide by the total purchase cost including registration and agency fees. Allow for vacancy between tenancies and for maintenance in older buildings.

Exit

Buildings with many listings are easy to price but crowded, and smaller buildings have fewer comparables. When you buy, think about who you will sell to: an owner-occupier family, or another investor.

If you want residency as well as a return, look for units that reach AED 2,000,000, which is more common in larger layouts and off-plan projects.
