Off-Plan Property on Al Reem Island

What is still being built, and how to buy it safely.

Most of Al Reem Island is already built, so off-plan buyers are choosing from a short list. That can be an advantage, because each project is easier to research, but it also means you are committing to a specific developer and handover date rather than shopping the whole market.

The short answer

In our catalogue, the off-plan options on Al Reem Island are Reem Hills by Modon, which offers villas, townhouses and apartments, and Elie Saab Waterfront by Ohana Development, a branded 35-storey tower. Off-plan gives a lower entry price and a later handover than buying a ready apartment.

Payment plans

Modon states a 50/50 payment plan for Reem Hills. Its website lists villas for Q2 2026 handover, a date that has now passed, and apartments for Q2 2027, so confirm the current schedule and what has been handed over directly with Modon. Elie Saab Waterfront's handover is announced for 2027, and Ohana Development can confirm the current date.

The risks

Handover can be delayed, the finished product can differ from the render, and resale before handover may need the developer's consent. Registered projects hold your payments in escrow, which protects the money but not your time.

Off-plan versus a ready tower

A ready apartment in Shams Abu Dhabi can be rented immediately and financed with a standard mortgage. Off-plan usually costs less per square foot but produces no income until handover. Our guide on off-plan versus ready on Al Reem Island compares the two in detail.

How to reserve

Ask for the payment plan in writing, the Sales and Purchase Agreement, the escrow details and the unit's floor plan. Do not pay a deposit until you have read the SPA.
