A one bedroom is the easiest home on Al Reem Island to buy, let and resell, and the price depends mostly on the building's age, the floor and the view. Older buildings usually sit lower and newer ones higher, but the only reliable price is a recent sale in the same building.
Which buildings offer one bedrooms
Arc Tower, The Gate Towers, Mangrove Place and Tala Tower state one bedroom homes, and Reem Hills lists a one bedroom apartment from AED 1.5 million on Modon's website. Some City of Lights and Marina Square towers may also have them, so ask.
How to compare two one-bedrooms
Compare the size in square feet, the floor and the direction the unit faces, the annual service charge, and the fit-out condition. A slightly cheaper unit with a bad view and worn fittings will usually be slower to let and to sell.
How to buy
Agree your budget and finance first, view at least three units in the same building, negotiate using recent sales in that building, and sign a memorandum of understanding with a deposit. The developer's no-objection certificate and the transfer registration complete the purchase.
Rent or live in it
If you plan to let it, ask what the previous tenant paid and how long the unit was empty. If you plan to live in it, check noise, parking and how far it is from the retail and transport you use.
