Yes, foreigners can buy apartments on Al Reem Island with full freehold title, and there is no minimum purchase. Most buyers choose between a ready apartment in an established tower and an off-plan home in a newer community. Start by deciding whether you want income, a home to live in, or growth, because that narrows the communities quickly.

The communities and what they offer

Shams Abu Dhabi holds The Gate Towers, Sun and Sky Towers, Arc Tower, Park View Tower and Mangrove Place, and has the deepest resale market. Marina Square has a cluster of waterfront towers such as Tala Tower and Burooj Views. City of Lights has Hydra Avenue Towers and Sigma Towers at lower entry prices. Najmat Abu Dhabi and Makers District are newer, and Najmat is where Reem Mall sits.

What to compare between towers

Prices vary by tower, floor, view and fit-out, and they move with the market, so we do not quote a range here. Compare price per square foot, the annual service charge, the age of the building and how many similar units are listed, not just the headline price. Ask for recent sales in the same building, since asking prices are only opinions.

The buying steps

For a ready apartment: confirm your budget and finance, shortlist and view, agree an offer and sign a memorandum of understanding with a deposit, obtain the developer's no-objection certificate, then register the transfer and receive the title deed. For off-plan: reserve the unit, sign the Sales and Purchase Agreement, follow the payment plan, and register with the developer. Ask for the current fees, because they change.

Mistakes to avoid

Buying on the headline price and ignoring the service charge, choosing a high floor that faces a neighbouring tower, skipping a check of the owners association's finances, and assuming every tower qualifies for the Golden Visa. A unit qualifies only if it reaches AED 2,000,000.
