Branded Residences on Al Maryah Island

Al Maryah Island has two branded residence projects, and they come from different developers with different brand identities. They are easy to lump together as branded, but they are not the same purchase. Here is what each has actually published, and what neither has.
Projects
Jumeirah Residences
Developer: Emirates Developments. Brand: Jumeirah. Homes: one to four bedroom apartments and five bedroom penthouses. The developer lists personalised wellness experiences, private dining, concierge services, floating terraces, sky-high gardens, an elevated pool, luxury retail, fine dining and leisure. The design is credited to Killa Design, and the partnership was announced in January 2026.
W Residences
Developer: Taraf, the real estate division of Yas Holding. Brand: W Hotels, part of Marriott International. Homes: one to four bedroom apartments. It was announced on 11 September 2024 as the first W Hotels branded residences in Abu Dhabi, groundbreaking took place on 22 January 2025, and NSCC International was appointed contractor. Residents receive W Hotels' Whatever/Whenever concierge service.
What neither has published
Neither developer publishes a price list, and we do not quote one. Ask each for the payment plan, the handover date, the estimated service charge and what the brand agreement says. Prices and specifications can change before you sign.
How to choose
Jumeirah is a classic luxury hospitality name, while W is design-led and younger in tone. Visit both sales galleries if you can, compare the layouts you would actually buy, and ask both about resale conditions before handover.
