Service charges are annual fees paid by property owners in Abu Dhabi to cover the cost of maintaining, securing, and running the shared infrastructure of their building or community. They are non-optional, enforced by ADHA, and can have a meaningful impact on net rental yields if not factored into your investment calculations. Service charges vary significantly between buildings — from AED 12/sqft per year in standard Al Reem Island towers to AED 35/sqft per year or more in ultra-luxury hotel-managed buildings like Jumeirah Residences on Al Maryah Island. Understanding what you are paying for and what the rate means for your investment return is essential before committing to a purchase.
What Service Charges Cover
Service charges fund all shared building and community costs: • Building management and administration • Security personnel and CCTV systems • Lift maintenance and replacement reserve • Swimming pool and gym operation and maintenance • Landscaping and external cleaning • Shared utility costs (lobby lighting, pumps, air handling) • Building insurance • Sinking fund contributions (reserve for major future repairs) • Pest control and waste management For hotel-branded buildings like Jumeirah Residences, service charges also fund hotel-standard concierge, valet, and guest services — which explains the higher per-sqft rates compared to non-branded buildings.

How Service Charges Are Calculated and Set
Service charges are calculated annually by the building management company based on the building's budgeted operating costs, divided across all unit owners proportionally by unit size (sqft). The budget is reviewed and approved annually at an Owners' Association (OA) general meeting. ADHA's facilities management framework provides oversight. The per-sqft rate is the same for all units in the building — a 1,000 sqft unit at AED 20/sqft pays AED 20,000; a 2,000 sqft unit pays AED 40,000. Premium views, higher floors, and better furnishing do not affect service charge rates.
Impact on Net Rental Yield
Service charges directly reduce your net rental yield.
