
How AD Residences Works — Our Buyer Advisory Process
From first conversation to Golden Visa — what we do at every stage and why each step matters.
Transparency is the foundation of trust — and in a market where AED 3,000,000+ decisions are made across time zones and language barriers, the buyer deserves to know exactly what their advisor does at each step. This page sets out AD Residences' full buyer advisory process, what we deliver at each stage, and how our service differs from the standard real estate transaction process in Abu Dhabi.
Step 1: The Initial Consultation (Free, No Obligation)
Every AD Residences engagement begins with a structured consultation — by video call, WhatsApp voice note, or in person at our Al Maryah Island office. The consultation covers: your investment objectives (income yield, capital growth, Golden Visa, personal use, or combination); your budget and available equity; your preferred financing structure (cash or mortgage); your timeline (immediate purchase or 3–6 month planning horizon); and your prior experience with UAE property. We do not ask these questions to qualify your budget — we ask because the answers determine the specific recommendation we make. A buyer who prioritises immediate yield gets a different recommendation from a buyer who prioritises 5-year capital growth, even at identical budgets. There is no charge for the consultation and no obligation to proceed.
Step 2: Unit Selection and Analysis
Following the consultation, AD Residences produces a Unit Selection Brief — a written recommendation of 2–3 specific units (identified by floor number and unit number within the Aldar allocation system) that best match your stated objectives. The brief includes: current price and payment schedule for each recommended unit; projected net yield calculation (including service charges and management fees); view analysis (which Gulf view horizon is achieved at that floor level); estimated 5-year return model; and a brief explanation of why this unit is recommended over adjacent alternatives. We present this brief by video call, walking you through each recommendation and answering any questions before you commit to anything.
Step 3: Reservation and SPA
Once you have selected your unit, AD Residences manages the reservation process: we submit the reservation form to Aldar on your behalf, confirm the unit is held, and coordinate the generation of your Sales and Purchase Agreement (SPA). Before you sign the SPA, we walk through it with you — specifically flagging: the payment schedule and milestone dates; the defect liability period and your rights if defects are identified at handover; the force majeure clause; the cancellation and refund provisions; and any project-specific terms that deviate from Aldar's standard SPA. We do not provide legal advice (we recommend you engage a UAE solicitor for full legal review if desired), but we ensure you understand the commercial terms you are signing.
Step 4: Oqood Registration and Golden Visa
Following SPA signing and the initial payment, AD Residences coordinates the Oqood registration with the Abu Dhabi Department of Municipalities and Transport. The Oqood is the official government record of your off-plan property ownership — the document that triggers your Golden Visa eligibility and protects your ownership rights during construction. Once the Oqood is issued (typically within 30 days of SPA signing), we initiate your Golden Visa application with the ICA — collecting documents, managing the typing centre submission, and tracking the application to visa issue. The full process typically takes 6–8 weeks from SPA signing to Golden Visa in hand.
Step 5: During Construction and At Handover
During construction (typically 18–36 months from SPA signing): AD Residences sends quarterly update reports on construction progress, drawn from our direct Aldar relationship. At handover: we attend the handover appointment with you (or your representative if you are overseas), conduct the snagging inspection using a professional property inspector, and compile the defect list for submission to Aldar's defect liability team. We manage the utility setup (ADDC electricity and water account in your name), the Jumeirah management registration, and the Title Deed transfer. The Title Deed is the final ownership document — once this is in hand, your property is fully registered and your Golden Visa is confirmed on full title rather than Oqood.
